Hello All, My partner and I are selling my 45’ narrowboat as we have plans to buy a bigger boat together. She was built in 1991 by Mike Heywood, a reputable boat builder, to great standards. We've had her 4 years; she has been used as a live-aboard for most of the last four years, lying safely in a full residential mooring near London. We did continuously cruise with for a few months with her last year, which proved her engine to be in a great condition, and we regularly take her out for the weekend. Boat is being sold with its fully transferable residential 45' mooring in a marina on the Grand Union canal. Our marina is a great little diverse community, with most boats having residential status. It's a haven of peace and nature with a resident heron, swans and ducks, cats, and overlooking green fields, yet it's very practical if you work in London or Heathrow as it's a 20-30 minutes train journey to London (depending where you stop), and a 15 min drive to Heathrow. The train station is less than 10 minutes walk from the boat. Finally, it's also secure, with gates on both sides and fences, and very practical, with a car park, a boatyard, and full service facilities (gas and coal deliveries, diesel, pump out, elsan disposal, washing machines, showers, a chandlery, etc.). Residential mooring spaces in or near London are hard to come by. The mooring spaces normally come at a premium but you avoid paying it by buying a boat already on the mooring. Come aboard for the tour: Layout From the tiller, entering via the stern (back) is The Engine Room, with lots of space with two anodised aluminium port holes to port and starboard. – See tec specs below for all that hums and purs here. Through a single door into The Cabin (Bedroom): Full height wardrobe, double bed with ample storage underneath. Cupboards above with LED dimmable lighting as well as LED lighting overhead. Radiator across from bed. Two large windows with top opening one on either side, with curtains fitted. The Galley (kitchen): Organized in ‘U’ shape. Built-in four gas hob burner with grill and oven below. Inset single bowl sink and drainer unit. Plenty of work surfaces and storage cupboards and shelving. LEC fridge/freezer. Two top opening windows, one on each side. Passageway continues forward into … The Saloon (Living space): Convertible sofa bed, radiator, built-in corner cabinet and solid fuel stove mounted on red tile hearth in the opposite corner. Surround sound provided by 12v radio. Steps with built in storage lead up to double doors to the... Forward well (outdoor seating area): Cratch cover with centre table that folds down.. Gas locker containing 2 x 13kg gas bottles. Steel benches to each side with storage below, the bench to port gives access to water tank filler. History The last survey was carried out in 2012 which showed the hull to be in sound condition. She was blacked in June 2016 with three coats of premium bitumen and had four new sacrificial anodes fitted. The last superstructure repaint was in 2010. The solid fuel stove with back boiler was fitted in 2014 also a new set of batteries were fitted. The Alde gas boiler was last serviced in 2015 and a new water pump was fitted in 2016. Mooring: Mooring fees are £2800 per annum if paid bi-annually; a payment of six months’ mooring fees in advance will be required as the first payment. Licence: Canal and River Trust boat licence paid until end of August 2016.
