Here she is folks, "Flaming Miracle"Here for sale57' x 10' Soar Valley Steel BoatsZinga Cold Galvanized Hull! see www.liveaboardcanalboat.uk for more photos and details.  What can I tell you about my floating home?  It is a 2 bedroom (that's two separate rooms as well as a separate bathroom.) wide beam canal boat with a large spacious open plan living room and kitchen, a full shower room with cassette toilet and loads of useable outside space.  ROOMSDouble CabinIn the bows, behind the front deck or cratch (where there is access to 2 cylinder gas locker, water tank and storage locker) is the main double bedroom.  This is full-width with windows on three sides.  It is a large room with 2 built in wardrobes, drawers in the bow steps and ample space for a full size double bed (not fitted currently).  This room is approximately 10ft long by 9ft 7inches wide at it's widest point.  There are 5 electrical sockets (240v), built in wiring for a wall mounted TV (not fitted currently), access to water pump, and a tv aerial point.  There is lovely American light oak panelling as with the rest of the boat, and a choice of 2 sets of ceiling lights as well as an internal switch for the outside cratch light.  If I'm to be honest, this room could benefit from a new carpet as the grid pattern in the photographs shows where the old fixed double bed was fitted (and carpeted around).  This also explains why the skirting doesn't run in one corner of the cabin.  Single CabinNext door, off the hallway is the small single cabin.  This benefits from a full size single bed which is raised to above waist height giving ample storage below.  This room would make an excellent study or office and although it is small and compact it is light and cosy.  There is a porthole window and two power sockets (240v) as well as ceiling lights with a switch conveniently located above the doorway.  The woodwork in this cabin shows some evidence of it's previous use as a built-in office and it sports some small vinyl areas on the floor with the carpet for the storage of boots/shoes.  BathroomNext on the walk down the hall towards the stern comes the surprisingly spacious bathroom.  This is tiled and sports a sink mounted within a storage unit, a Thetford cassette toilet (with 3 cassettes) and a 750x750mm quadrant shower (recently fitted) which draws from the main hot water system and is powered by the 12v water pump, and emptied by the 12v 'gulper' pump drain.  There is a modern low profile shower tray and a full height double-sliding-door enclosure.  As the first owner of this boat was a carpet fitter, the bathroom benefits from the highest quality commercial grade non-slip vinyl flooring.  Taps and shower controls are finished in a modern stylish chrome.  Kitchen Lounge SpaceThere is a large open plan kitchen lounge area to the rear of the boat divided by a small fireplace partition and separate flooring areas (carpeted lounge, vinyl kitchen - fitted 18 months ago).  The kitchen boasts over 10ft of unit space, a New World UK made gas hob, grill and oven, a washer dryer (available in the sale by negotiation) and a 1.5 bowl (double draining) sink. There is a 12v LEC Inlander fridge hard wired into the 12v system, and the electrical switch panel for the boat's electrical systems is located within one of the high level cupboards.  The steps which give access to the stern deck lift on a hinge and are a home to the inverter, travel power generator (linked to 2nd engine alternator) and Sterling professionally fitted battery charger.  External InformationExternal is probably the least attractive bit of the boat at present because the paintwork is a work in progress.  The gunwales are being repainted in the existing black and the roof is on it's way to being white.  The bulkhead seen adjacent to the stern deck in the photos, as well as the saloon doors, are on their way to being repainted in the same Midnight Blue as the cabin sides.  I have chosen to advertise the boat while the weather is still nice rather than finish every last bit of tidy-up then try to sell it in the autumn and winter.  I'm not the most technically knowledgeable person with boats, but looking at it before the paint is finished, you can be sure that I've nothing to hide.  The paint on the cabin sides is not, and never will be, a high gloss finish.  It was painted like this before I got it and I've left it that way because a good covering of paint has been more important to me than a nice shiny paint job.  I'm reliably informed that a good re-paint of the shell could be done for 5K upwards, so grab yourself a bargain boat and use the money you've saved to pick your own colour scheme.  Bear in mind that while the paintwork is ongoing, the price is negotiable.  I'll move a bit on the asking price for an unfinished job.  It's not ideal but it seems fairer to me than putting the price UP when the work is finished.  External photos are available on my website and more will be added as the refresh of the paintwork is completed.  The cabin sides are finished in matt 'Midnight Blue' with gunwales finished in matt black and RAL 2007 red (bows and bow lockers).  There is no signwriting on the boat at all, so although it is registered as "Flaming Miracle" you will not have any re-painting to do to add your own boat name, home mooring or graphics.  Gunwale tops are non-slip black for safe moving around while cruising, and decks are non-slip black also. The large stern deck has a hatch giving access to the little-used and well serviced Barrus Shire engine which was new for the boat at time of manufacture in 2005/6.  There are 2 CanvasMan custom made covers for stern (pram cover) and bows (cratch cover). Each of these requires a couple of new studs (easily fitted, supplied/fitted by CanvasMan or others) and a good scrub (not used this past 12 months - dry stored on land).  These are a great addition for dry storage and extra dry space.  These were over £4.5k new and would be more costly today so are a real asset with the boat.  They are supported by high quality chrome ribs which are fully removable easily for cruising/summer time.  There is a spacious engine bay with a lot of additional storage space alongside the Webasto central heating system.  The engine bay floor has been recently painted and is dry and clean.  The hull is one of the best features of this boat.  When the boat was originally built it was coated with a Zinga cold galvanized coating. This means that the hull is in excellent condition and the anodes shown in the pictures are the originals fitted to the boat 10 years ago, with many years left in them.  The hull was coated with bitumen black (3 coats) 2 years ago and as the boat is on hard standing currently, it is being coated (2-3 coats) again now for good measure.  The external paintwork around the gunwales is being refreshed as well as the deck and the roof.  Extra EquipmentIncluded in the sale if you would like them will be full handbooks for all electrical, engine, heating and other systems, sales invoices for much of the equipment, 3x toilet cassettes (2 unused), life jackets, mooring ropes, side fenders, furniture (by arrangement) and appliances.  A full file will also be provided with all paint colours and brands I have used on the boat, all contacts (electricians, plumbers, mechanics etc) that I have amassed, and a full set of instructions on all the systems.  I will supply with pleasure any spare paint, engine oil, maintenance consumables and canal maps.  I am not protective of my knowledge gained, and as I am moving back into a house (I miss the boat already) I am happy to pass everything on to the buyer.  Location This boat is ready to sail or be transported by road.  She is lying on hard-standing currently at Garstang Marina (PR3 0JJ).  Viewing is highly recommended. Boat Safety expires 2019 and any survey is very welcome at your expense.  AB Tuckey have quoted roughly £1600 for transport to London (Watford) and £1100 for transport to Edinburgh.  These figures are only rough estimates but should give you an idea how reasonable it would be to move this boat to live on it in London, Birmingham, Manchester, Edinburgh, Inverness, or anywhere else with a canal for that matter.  The boat can also be moved on the water.  It was moved professionally onto the Lancaster from the Leeds Liverpool Canal for a very reasonable fee by Moves Afloat (google them) for it's current owner.  Of course you could keep it on the Lancaster Canal with it's 40 lock-free miles and the lovely coastal Glasson Branch.  A MOORING IS AVAILABLE WITH THIS BOAT BY ARRANGEMENT WITH THE MARINA OWNERS.  The facilities here are very good and one of the most reasonably priced on the Lancaster Canal.  THE IMPORTANT MONEY BIT. READ THIS CAREFULLY.  THIS BOAT IS READY FOR SALE AS YOU READ THIS.  IT WILL NOT BE CONSIDERED SOLD, AND AS SUCH CANNOT BE REMOVED FROM IT'S CURRENT LOCATION UNTIL ALL FUNDS HAVE CLEARED INTO THE SELLERS BANK ACCOUNT.  I WILL NOT POST THIS BOAT TO ANYWHERE, AND I WILL NOT ENTERTAIN OVERSEAS CURRENCY TRANSACTIONS.  Come and view the boat, talk to me about it, and see what you are buying.  If we haven't had this discussion face to face the boat will not be sold to you.  However, you will find me fair and approachable if you are a genuine buyer.  This boat has been a good home to me, and could easily be the same for you for decades to come.  At point of sale, legal documents transferring ownership will be provided and copies signed by both buyer and seller.  I am happy to provide these.  When the sale is complete it will be your responsibility to contact Canals and Rivers Trust to license the boat and notify them of your details. Thank you for reading this listing thoroughly.  See my other items.  07779155275 to arrange evening or weekend viewing
