Hi thanks for looking.Here for sale is my home. Or at least it was for 2 years. I loved living on my boat, especially where it is.Battlesbridge is the most lovely of villages, and is the antiques capital of Essex.It also has a branch line railway to London, so ideal for commuters.The station is only a 5-10 minute walk away depending on how fast you walk !The only reason for the sale is, I own a property nearby and it was let out on a long term tenancy, the tenants, "bless 'em", decided to wreck my house and take everything that was worth any value, and p**s of owing me a chunk of money in rent arrears.(and boiler,rads, copper piping, etc,etc !)So, ya lives n learns ! So now I can't bring myself to let my house out again, after spending £5k putting it right.I will be moving back into my house when repaired. Which will be in a week or so.Hence why my boat is up for sale.I can't begin to tell you how much I love living here in Battlesbridge, it's a very close and caring community. With 2 of the most excellent pubs/restaurants within walking distance, a fantastic cafe, and more antique shops than you can shake a stick at !I wish I could afford to buy a house here, but I can't.There are also loads of classic car shows on throughout the year.There's a repair garage close too. And a garden centre.There are 2 Asda superstores within a 5 minute drive.My boat isn't perfect by any means !It was a live in restoration. Lol !I've done all the hard work, all the under floor joists have been replaced with new treated timber.The rest of the work needed is mostly cosmetic.You will need a few DIY skills to finish to a high standard.
The hull is made from reinforced concrete. ! Which only gets stronger with years. One of the oldest boats surviving is made from the same stuff.
I have lived on my boat for 2 years without problem in it's current condition.Last year I installed a log burner with a back boiler, there are radiators throughout the boat which can run on this boiler. I removed them all when I installed the log burner. This was to check them for corrosion etc. But the log burner kicks out so much heat I've never reinstalled them, but they are included in this sale obviously.(and most of the plumbing is still there)Also there is a window manufacturing company next to my boat and you can rummage through their skip to get free firewood !!!!! Mostly the old hardwood frames etc, so burn for ages. Free fuel !! when was the last time you got anything for free ??My boat does have an engine, and it did get here under it's own steam many years ago. I think 14 years ago. I have never tried to start the engine as have never needed to. I was told that it will run no problem. It's an old Ford D series lorry engine I've been told.My boat is 36 ft long.There is mains electric throughout via hook up. Gas is by bottle. There is a cooker, 2 burners, an oven plus a microwave. The photo of the single portable burner is not relevant as I wanted to check all the cooking equipment out before I fired it all up. But brought my own kettle boiler cos ya gotta have a cuppa when you're working !! You have your own electric meter which is cheap as chips, the last 2 years have cost me £250 !!!! There is a water charge from the landlord which currently is £100 per year paid every 6 months.The mooring charge is £2,500 per year, which is £48 per week. This is paid quarterly at £625 per quarter. You can't live in this part of Essex any cheaper than this.Can't see any problem with a new person taking over the mooring as long as you're not a complete idiot.!! lol !No tv licence and no council tax is required ! Winner. My boat is adjacent to a small industrial estate which is locked at night. You have your own key to open the gate to get in/out, so security is really good. CCTV is operational 24 hours a day.Please look at the photos, I can't begin to describe in words where my boat is, there is free fishing, bird watching (a barn owl is always around) Great decking area and garden area, all behind a locked gate. There is secure parking too.My boat has a kitchen, a bedroom and living area. The bathroom/toilet area I have removed as a separate room as it was just too small, so it's now part of the bedroom area.en-suite or what ? !So, the best way for me to show you how this idealistic living is to show you. So viewing is recommended and advised.Where else can you find this wonderful way of life nowadays ??Any extra photos you want please let me know and i can take them for you.Please be aware, I am absolutely gutted to be moving out of my boat and back into my house.Cheap way of living and owning your own place.The position of the mooring is worth what I'm asking for my boat alone ! I really don't want to give this mooring up. If you are genuinely interested please contact me. Please, please no time wasters. !I am open to sensible cash offers, but don't be stupid,I just want someone else to enjoy the experience like I have.Many thanks for looking.
