Believed built '73, Hancock and Lane trad stern.  Chined hull, nice lines and swims well.  Wooden superstructure rebuilt 2008.  Open plan interior. Layout from front: Gas locker (comes with 2 13kg Propane bottles) Saloon with solid fuel stove (open plan, no fixed furniture, aerial socket, 12v/240v Sockets) Kitchen with solid fuel range (masses of solid wood worktop, standard kitchen units, under counter storage space and Esse Doric range, 240v sockets, inverter remote switch) Toilet/shower room (large shower, porta potti toilet, hand basin) Office (240v and 12v sockets) Double bedroom (no fixed bed but will accept any 4ft bed frame. large wardrobe) Engine room (Lister SR3 -regularly maintained, oil changed 3 times a year, starts well, handles river Trent fine) Electrics: 3x125ah Leisure (2015) + 90ah Starter battery 3x80W solar panels via Steca pwm controller Lucas A127 alternator on engine 12v high current supply to 3 fuse boxes located in engine room, office and kitchen.  Very easy to add in new wiring and circuits. 2kw inverter in engine room can be switched on from kitchen 240v sockets in office, kitchen and saloon 12v sockets in bedroom, office, saloon Separate switch for 12v fridge in kitchen. Plumbing and water: 375l bow water tank (suits 2 liveaboards for 2 weeks) Paloma gas heater (13kg bottle lasts approximately 2 months) Central heating from Esse range 2 pipe stat switches control the automation of the heating pump according to range temperature. Late Spring/early autumn the boat is warm enough with the stove in the saloon.  The Esse used about 60kg of coal per week when the boat was occupied full time. BSS to 2020.  The aft 2/3rds of the hull was overplated in 2010. There are several access panels to the bilges and steel ballast is located in the engine room, bedroom and under front deck. This is mostly for trim. The superstructure was extensively renewed in 2008.  This consists of 20mm tongue and groove overlayed with marine ply and topped with a fibreglass/epoxy resin coating. Handrails, hatches and rear doors have been coated in West System epoxy. Side doors are serviceable, but may require renewing in a few years.  Entire structure has been painted once every 3 years since rebuild and hull blacked every 18-24months.  Prospective buyers advised to regularly inspect and maintain cabin top. The boat has been used as a liveaboard for 10 years and the fitout is basic but functional.  Access to all services, pumps, fittings is easy.  A modest amount of work is required to 'complete' the fit out e.g. adding trim, kitchen kickboards, wiring tacks. The original walk-through office was converted into a walk-past nursery and a panel inserted between the office and main bedroom.  This can easily be reversed. Being reluctantly sold due to expanding family.  We could handle one child on-board (office used as a nursery), but not two! Sale process: I will take the boat off the market upon receipt of a 10% non-returnable deposit of any agreed sale price.  Full payment and cleared funds to be made within 1 calendar month. I will also take the boat off the market if you want to get a survey done (there are plenty of slipways/yards within an hour's cruise).  The boat was dry docked on the 8th April to 15th April.   The hull has been re-blacked min 2 coats.  I am using the time to tidy up the interior/exterior and if you want to make an offer when you come see the boat then I am more than ready.  For the right price I'll even throw in a virtually new Shoreline 12v fridge/freezer and a twin tub washing machine.  Please do get in touch for photos or any further information and thanks for looking!
